Hilton Head Plantation began development in 1973 by the Sea Pines Company. With more than 4,000 acres on the Island’s northern tip, it is the 2nd largest planned community on Hilton Head Island and is located between Port Royal Sound and the US Intracoastal Waterway. Hilton Head Plantation is a gated community with Security. The Architectural Review Board (ARB) oversees all homes, ensuring they conform to the strict guidelines for color and style. All property owners belong to the POA. Dues are assessed annually and are utilized for overall plantation expenses and upkeep of common areas.
The community is ideal for those looking for an area with primarily year round residents. Though there is not a traditional beach, amenities abound. There is a 2-mile stretch of beach available for walking, as well as miles of leisure trails, bike paths, golf courses, tennis courts, informal picnic areas, a marina & restaurants. There are also two Nature Preserves within the gates, The Whooping Crane Conservancy & the Cypress Conservancy. Hilton Head Plantation also has the distinction of having the highest altitude on Hilton Head Island (28.24 ft above sea level).
After years of planning, Hilton Head Plantation has evolved into a rich blend of diverse neighborhoods. Club and recreational opportunities abound and neighborhoods within the community provide an additional source of friendship, recreation and community. Each neighborhood is unique in itself. There are waterfront homes and villas, single homes with golf course or lagoon views, and homes clustered within wooded settings, all of which are within biking distance to a pool or a clubhouse via the intricate system of biking and jogging trails throughout the plantation. The Cypress, an Award Winning Assisted Living Facility is located near the plantation’s back gate. It is a continuing care community with apartments and cottages individually owned.
GOLF: There are four 18-hole golf courses within Hilton Head Plantation. Bear Creek, Oyster Reef, The Country Club of Hilton Head and Dolphin Head.
Spring Lake is one of two recreational areas in Hilton Head Plantation. It has a Pool, tennis courts, playground, pavilion and Plantation House for gatherings. Dolphin Head Park is the second and sits on the Port Royal Sound with a pavilion, playground and a 2-mile walkway along the bluff. Seabrook Farm provides garden plots for residents as well as boat and trailer storage. There are also baseball, soccer fields and stocked lagoons for fishing.
