The Neighborhoods of Hilton Head Island

As unique as Hilton Head is, so are its distinctive communities which blend together to give this special place such character and charm. Some communities are completely private with restricted access, some are devoted to golf or the ocean, and still others are oriented to shopping, dining, and recreational activities for which the public is welcomed. Each of the communities has their own special charm, and unique appeal.


Hilton Head Plantation

Hilton Head Plantation comprises more than 4,000 acres on the Island’s northern tip, and is the 2nd largest planned community on Hilton Head Island. It is located between Port Royal Sound and the US Intracoastal Waterway. There is a 2-mile stretch of beach available for walking, as well as miles of leisure trails, bike paths, golf courses, tennis courts, informal picnic areas, a marina & restaurants. There are also 2 Nature Preserves within the gates, The Whooping Crane Conservancy & the Cypress Conservancy. There are waterfront homes and villas, single homes with golf course or lagoon views, and homes clustered within wooded settings, all of which are within biking distance to a pool or a clubhouse via the intricate system of biking and jogging trails throughout the plantation. The Cypress, an Award Winning Assisted Living Facility is located near the plantation’s back gate. It is a continuing care community with apartments and cottages individually owned. There are four 18-hole golf courses within Hilton Head Plantation.

Indigo Run

Indigo Run was the last residential community to be developed on Hilton Head Island. It is approximately 1400 acres and is located on the north end of the island directly across Hwy 278 from Hilton Head Plantation. It’s location to the Cross Island Parkway, Marshland Rd. and Hwy 278 gives Indigo Run residents quick access to shopping, schools, entertainment and medical services. There are five distinct neighborhoods within this gated community and there is something for everyone. There is the Golden Bear, The Golf Club, The River Club, Broad Pointe, and Berwick Green giving residents a variety of lifestyles and views, from deep water, golf, and lagoon, to wooded home sites.

Long Cove

This is a completely private residential community. Its golf course, designed by Pete Dye, has been named one of the top twenty in America by Golf Digest and is open only to owners and their guests. Residents also enjoy boating, swimming, tennis, and fishing in their exclusive and quiet environment-Long Cove border’s on the wide marshes of Broad Creek and has its own small marina.

Palmetto Dunes

A 2000 acre resort located in the center of Hilton Head Island.  The white sand beach along the Atlantic Ocean is the number one reason people choose to live and vacation here.  Palmetto Dunes Plantation offers spectacular oceanfront homes along with villas and condos with ocean, fairway or lagoon views. Palmetto Dunes attracts those who are looking for the privacy of a gated community, the benefits of a resort atmosphere combined with proximity to the ocean with access to a harbour. There are miles of scenic bike and jogging paths and the incredible 11 mile lagoon system which interconnects lagoons throughout the plantation where you can kayak, canoe, or fish. The resort offers 3 championship golf courses. Links Magazine and Golf Magazine have both rated Palmetto Dunes among the top resorts in the country. Palmetto Dunes also offers 25 superbly maintained courts at the heart of the center. Pools are available in most villa areas and in many private homes. The area also boasts 2 major oceanfront hotels, The Marriott and Hilton which provides activities all year long.

Palmetto Hall Plantation

Palmetto Hall is a strictly residential community. One of the few plantations to allow its 550 members to own private carts for transportation, this area is the second plantation on the left just off the William Hilton Parkway. As one of Hilton Head’s youngest, Palmetto Hall is 750 acres’ worth of private golfing neighborhood with a 24-hour security system including gated access. Palmetto Hall Plantation has single-family homes in a plantation setting with security, golf, and tennis. The 14,000 square foot Clubhouse, with double porches and sweeping views of manicured greens, is the centerpiece of the relaxing oasis of Palmetto Hall Plantation Club.

The plantation is home to the Arthur Hills course which was instantly named a classic by Golf Digest Magazine, who rated it among America’s Top 10 New Courses. The course has since received a 4 star rating and is listed as one of 2008-09’s “Best Places to Play.” Alternatively, The Robert Cupp course is a stunningly original design that tests the better player, but accommodates higher handicappers as well.

Port Royal

Historic Port Royal Plantation is 1250 acres and Hilton Head Island’s only private oceanfront residential community with views of golf courses, deep woods or the Port Royal Sound. It is located where the Port Royal Sounds meets the Atlantic Ocean and where Captain William Hilton (Hilton Head’s namesake) landed in 1663. Port Royal has two distinct communities.  A security gate at the entrance to the residential section separates owners from Resort guests at the many Villa Complexes and the Hilton Head Westin Resort and Spa. Beach access to over 4 miles of beautiful beach is available through private beach walks and The Residents’ Club, which also features a full range of amenities. It features an Olympic size outdoor pool, a children’s pool and locker rooms.  The Port Royal Golf club features three 18-hole Golf Courses: Barony, Planter’s Row and Robber’s Row.  The Port Royal Racquet Club features 16 courts and offers clay, hard, and grass courts.

Sea Pines

Sea Pines is located at the southern tip of Hilton Head Island and is the original and largest planned community on the island.  Of Sea Pines 5,000+ acres, 1300 of them are devoted to lagoons, forest preserves and green spaces. Housing density is low within the plantation and all structures are designed to blend with their environment.  Residential neighborhoods consist of single homes overlooking a golf course or lagoon and there are houses nestled in deep-wooded clusters as well as impressive estate-size structures with ocean views. Sea Pines is a resort destination as well as a residential community.  The amenities and attractions that lure vacationers from all over the world here are available everyday to islanders who make this wonderful Plantation their year-round home. Within the borders of Sea Pines, one will find 5 miles of beautiful beach, a 605 acre nature preserve, bird sanctuaries, swimming pools, 2 marinas, an equestrian center, and a Beach Club with open air grills and picnic tables.  There are 15 miles of biking and jogging paths plus scenic trails through the forest preserve for horseback riding.  Lagoons, creeks and the Atlantic Ocean itself are available for fishing. The Sea Pines Racquet Club has a total of 28 courts and there are others within individual neighborhoods and vacation villa complexes. One of the major attractions of Sea Pines is Golf.  Harbour Town Golf Links is a world-class golf course that thrills the professionals as well as the average golfer.  It is on this course that the PGA Tour’s Heritage Classic is played every year in April.

Shipyard Plantation

Shipyard Plantation is located on the south end of Hilton Head Island and is one of the island’s 1st developments.  This is an 800 acre gated community of ocean-oriented homes and villas where amenities abound.  Although there are no Oceanfront villas or homes, the beach and beach parking is easily accessible through the Shipyard Beach Club.  The Beach Club has been recently renovated, has kitchen facilities and is available for residents to rent. Tennis is very popular here and the Van Der Meer Tennis Resort, known for its world famous teaching facilities has 20 outdoor and 3 covered tennis courts nestled among magnificent oaks and beautifully landscaped grounds.   It has been ranked by Tennis Magazine as one of their “50 Greatest Tennis Resorts in America.” There are three 9-hole golf courses which are semi-private and open to the public.  The Shipyard Golf Course has hosted the Senior PGA Tour 3 times and is one of the busiest on the island.  Each development within the plantation has its own pool, there are miles of leisure trails for walking, biking or jogging and the many fresh water lagoons are stocked for fishing.  The Crowne Plaza Resort is the flagship of Shipyard Plantation.

Spanish Wells

Situated on a high peninsula pointing south and splitting the Intercoastal Waterway and Broad Creek lies Spanish Wells – one of Hilton Head’s most exclusive and beautiful communities. Today, Spanish Wells Plantation offers its 200 homeowners and residents a breathtakingly beautiful setting for living a special life with family and friends on the water.  The Intra Coastal waters that surround the residents in Spanish Wells is an amenity of gigantic proportion and the main reason many residents call this community home. It allows for endless recreation – boating, fishing, shrimping, swimming, watersports, dolphin watching and the most beautiful sunsets on Hilton Head Island. All Spanish Wells residents also enjoy the private community pool and sundeck. Spanish Wells residents who choose not to become Spanish Wells Club members still enjoy special rates and opportunities to play golf and tennis for a limited number of sessions per year.  Spanish Wells also boasts a brand new 100’ deepwater dock over that stretches west, out over the Calibogue.

The tennis complex is home to four, brand new, Har-tru clay surface courts. The 9-hole golf course, originally designed by George Cobb, opened in 1975. The course takes masterful advantage of the natural pitch and roll of the land as it meanders along side ponds and between many of the majestic live Oak trees commonly found on this special property.


Wexford Plantation

Possibly the most exclusive community on Hilton Head, Wexford is known for its stately homes and the man-made harbour and canal system which allows many property owners to moor their boats at: their back doors! Boaters can enter Broad Creek through a lock system which protects the harbour from tidal fluctuations. Community life is centered around the Wexford Club which provides the residents with a private golf course, tennis and croquet clubs, and of course the harbour!

Windmill Harbour

Windmill Harbour is a vibrant 172-acre private residential community reserved for 500 residences. The community is located on Hilton Head Island adjacent to the Intracoastal Waterway offers beautiful vista views of the Intracoastal and saltwater marshes. The primary focal point of Windmill Harbour is a 15-acre inland harbour. Windmill Harbour is also the home of the South Carolina Yacht Club and a 250-slip marina and lock system. The Sports Center amenities include 7 beautiful Har-Tru courts, featuring a stadium court, where tennis exhibitions are put on by the area’s top teaching professionals several times each year. Our swimming complex includes a wonderful lap pool with a children’s pool nearby. A fitness center with treadmills, elliptical machines, stationary bikes, and free weights is also available for member use.
